WAL-MART - OVERNIGHTING - DIFFERENT VIEWS

Wake up and smell the roses campowners - we need better pricing - and an overnight deal, to get us to stop overnighting at Walmart. You can whine all you want, and call us names, but it's our money and we spend it like we damn please.

Times are changing, and if you don't change, then you will have to close..... I call ahead, and if I find a Walmart that does not have overnight parking, then I will move on, I will not support the campground - for all I know they had something to do with it. You can not win, just lose, lose , lose, CHANGE YOUR WAYS.....

Tony Rose replied:

I don't agree with this. I think that RVers need RV parks and RV parks need to make money.

Usually rates are fair although some RV parks are overpriced. I don't think that most parks will ever have a pricing system for late night arrivals. I don't think it's the pricing that makes Walmart attractive to me - it's the fact that I can just pull in and sleep for a few hours. With an RV park it means checking in and going to the site and hooking up etc. Walmart is simpler when it's late evening and all I want is a few hours rest.

Part-timer Steve added:

As a person who has looked deeply into becoming a campground owner, I feel like I need to add my two cents. 

The capital outlay is just huge, generally millions of dollars, and folks who drop in only when they need, fill and charge everything up and dump everything out are the most expensive from an opex perspective. 

I agree I've seen some really bad deals, but the earnings multiples that these things sell at are high compared to other businesses. Given all this I'm more appreciative of the risk and difficult financial decisions these owners undertake. I've chosen not to do so because the economics of running a first class park that can accommodate the big coaches, have new or upgraded infrastructure etc. just isn't a very good business to be in.

I don't stay at Walmart, because I live in an area with lots of good forest service campground, but I understand why people do. but I truly appreciate a good park and the dedication it takes to run one.
